How can I pay for an apartment?
The method of payment for real estate in Thailand depends on the type of property:
Freehold — SWIFT transfer from abroad or confirmation of foreign origin of funds;
Leasehold — any payment method: cash, transfer from a Russian or Thai card, cryptocurrency, SWIFT transfer.
The reservation can be paid for in any convenient way, regardless of the type of property.
*IMPORTANT: SWIFT from Russia is almost non-existent, only Tinkoff at 300K baht per day. It is possible to transfer through partners, but this is an additional cost. In general, we set the client up that if it is for investment, it is better to take Leasehold (lower costs, they also issue a certificate of ownership, you can bequeath, etc.).
Why choose Thailand?
Stable economy of Thailand
Stable currency:
Growth by 20% over 20 years against the dollar.
Low inflation: 12% over 20 years (UAE 15%, USA 25%, Indonesia 40%, Russia 75%, Turkey 179%).
Favorable investment climate
∙ Affordable prices,
∙ Interest-free installments,
∙ Rental income up to 15%,
∙ Capitalization from 4.9%,
∙ Comfortable regulation - no one asks for unnecessary documents,
∙ Low transaction costs.
Why is Phuket so relevant?
Limited land resources and height. 70% of the land is parks and reserves. Construction of buildings higher than 23 meters is prohibited. Demand for housing significantly exceeds supply, prices are rising.
A thriving tourism industry: Phuket received 14 million tourists in 2023. The leaders are China, Russia, India, Australia, Singapore, Kazakhstan.
Developing infrastructure:
∙ Second airport,
∙ Medicine and education,
∙ New roads,
∙ Restaurants and services,
∙ Shopping centers,
∙ Ground metro (project),
∙ Amusement parks.
All-year-round season:
Comfortable water and air temperature all year round. A large number of tourists both in peak and low season, since many tourists come from hot countries. Some people like the off-season due to weather conditions, while others do not care so much about the sea. You can swim all year round, there are beaches without waves.
Why choose Bang Tao area?
Elite area with the most comfortable infrastructure and the highest rental rates (30% higher than neighboring beaches) and growth in real estate values (from 30 to 80% depending on the stage of construction).
Bang Tao is an infrastructure for premium recreation, where people are willing to pay more for comfort:
• 4-5* hotels,
• golf courses,
• tennis courts,
• equestrian clubs,
• spas,
• beach clubs,
• high-class restaurants,
• 7-kilometer beach with fine sand,
• 30 minutes to the airport, there is even a helipad,
• the most respectable area of Phuket.
Why buy now?
1) In real estate it is always like this - you should have bought yesterday, or better yet 5 years ago.
2) Prices in Bang Tao are steadily growing (they even grew during Covid), the supply of apartments is limited. If you want to choose what you like, you better hurry.
3) In the current global situation, it is better to diversify assets, especially from ruble ones, since the rate will only grow.
4) You can agree on an individual installment plan and fix it by making a deposit of only 100,000 baht (about 3K dollars). You can postpone the first payment if you need to raise money, but the terms and price will already be yours and will not change.
